Lease purchase is Good for Charlotte new home market

Lease purchase helps build neighborhoods in Charlotte NC new home market

I believe mentioned this when buying homes in the $80K-$100K range. One reason for this is the Builder/Developer may want to prevent true homeowners investments and not have the neighborhood turn into a rental community. It’s difficult to find good tenants no matter how much you screen & do background check & get refs.

In the price point we build in ($350K-$1mm+) we would be happy to work with investors as our homes appreciate 20-30+ % within the 1st year. We typically get anywhere from 5-20% cash down while building the home. With appreciation in the 20-35% within the 1st year this is a great return. We don’t really worry about our neighborhoods turning into the typical rental community as people who would want to rent these custom homes would typically be Execs, etc. that can afford to maintain a property and who would desire to be in Exclusive communities.

Depending on the type of financing you choose, there should be either 2 or 3 separate inspections on the home you want to purchase. The first should be your own basic inspection (see the bottom of this page for what to look for), the second should be a professional whole-house inspection by a reputable person. Should you select a government loan (FHA or VA), the third inspection should come at the time of the appraisal, which to some degree amounts to a “mini-inspection.” Do not, however, rely on this appraisal as your only inspection of the property!
